Nittany Grove![]() Originally constructed in the late 1960s, the community is home to 26 existing single-family residences and unit pads, and is located on a 25-acre tract along US Route 322, 3 miles east of Boalsburg. The Aguers desired to expand the community beyond the 26 existing units in an effort to bring additional affordable housing options to the local area. After reviewing the existing site configuration and local ordinances, PennTerra determined that the site could be expanded to a total of 54 units plus on-site amenities such as mulched walking trails and a pavilion/gathering area for residents. The project involves securing numerous state-level permits to bring it into compliance with current regulations. A National Pollutant Discharge Elimination System (NPDES) permit for the construction activity on the site was approved in July, 2007. The Highway Occupancy Permit for Timberwood Trail (the main entry point) was approved in December, 2006. Amendments to the Public Water Supply Permit for the private water system and to the Part II Permit for the on-site package wastewater treatment plan were also necessary. The Preliminary Plan was approved by the Township in September 2007, and approvals for the Public Water Supply and Part II permits, as well as the Planning Module, are pending. The approval effort will not only result in a project which meets all current local and state-level permitting standards, but also will offer an affordable housing option for the Centre Region during a time when the issue of affordable housing has been brought to the forefront. |
